Roof renovation in Gothenburg

Renovate the roof – or replace it? We give you an honest answer

Roof renovation is about fixing what is actually broken instead of replacing the whole roof. It may be a few broken tiles, a leak at the chimney, damaged sheet-metal details or an underlay that has lost its watertightness. Done in time, it is often the most cost-effective way to extend the life of the roof by many years.

We always start with a thorough inspection of both the roof and the loft – many leaks turn out to be at a completely different point from where the stain shows indoors. You then receive a clear recommendation: renovate, renovate in part and plan for replacement in a few years, or replace straight away. If more than 40–50 % of the roof is damaged we generally recommend a roof replacement.

We work with clay-tile, concrete and sheet-metal roofs as well as felt. You receive a written fixed price, and the labour cost is normally eligible for the ROT deduction.

Common damage

Why the roof leaks – and what we do about it

Leaks rarely occur where you first think. These are the most common causes we find at roof inspections in the Gothenburg region:

  • Cracked or displaced roof tiles after frost, storms or tree branches
  • Leaking junctions at the chimney, roof windows, vent hoods and walls
  • Rusty or loose sheet-metal details: bargeboards, apron flashings, corrugated dormers
  • Worn underlay – felt or roof boarding that has dried out, cracked or rotted
  • Blocked gutters and downpipes that lead water in under the eaves
  • Moss and algae that hold moisture and loosen the roofing material

Moss can often be dealt with by roof washing, and a worn roof surface can be renewed with roof painting – depending on the condition of the roof.

Why M2 Bygg Team

Roof renovation without unnecessary costs

Honest assessment

We recommend the solution that is right for your roof – even if it is the cheaper one. We do not profit from replacing more than necessary.

Quick help for leaks

If the roof has already started to leak, we prioritise sealing it temporarily and fixing the cause as soon as possible, often within 24–48 hours.

The whole roof system in mind

We check the roofing, underlay, sheet-metal details and roof drainage – so that we fix the cause and not just the symptom.

The right materials and method

We match existing tiles and materials so that the repair is both watertight and neat, and follow the manufacturer's instructions.

Fixed price and ROT deduction

You receive a written fixed price, and the labour cost normally qualifies for the ROT deduction – we deduct it directly on the invoice.

Documented result

You receive before-and-after photos so that you see exactly what has been done – useful documentation for insurance, your housing cooperative or a future sale.

How it works

How a roof renovation works

  1. 1

    Inspection of roof and loft

We go over the roof, check tiles, sheet metal and penetrations, and look at the underlay and loft floor from the inside. Moisture damage is documented with photos.

  2. 2

    Recommendation and quote

You receive a clear assessment – renovate, partly renovate or replace – and a written quote with a fixed price within 24 hours.

  3. 3

    Temporary sealing if needed

For urgent leaks we first cover and seal, so that no further moisture damage occurs while the repair is planned.

  4. 4

    Repair and replacement of parts

Damaged tiles are replaced, sheet-metal details are repaired or replaced, penetrations are resealed and the underlay is reinforced where needed.

  5. 5

    Check of roof drainage

Gutters and downpipes are cleared and adjusted so that water is led away from the roof and facade.

  6. 6

    Final check and report

We check that everything is watertight, clean up and leave a short report with photos of the measures carried out.

Measures

What can a roof renovation include?

Resealing of penetrations

New sealing around the chimney, vent hoods, roof windows and aerial brackets – a classic leak point.

Underlay and roof boarding

Replacement of rotten roof boarding and a new underlay where the old one lets moisture through.

Construction

Sheet-metal details

Repair or new bargeboards, apron flashings, corner flashings and chimney flashing.

Details

Clearing and roof drainage

Clearing of gutters, replacement of broken downpipes and adjustment of fall.

Price & ROT deduction

How much does a roof renovation cost?

The cost of a roof renovation varies greatly because the scope is determined by the damage. A simple repair of a few tiles or a resealing can cost a few thousand kronor, while a larger renovation with a new underlay on parts of the roof can run to tens of thousands of kronor. That is why we always give a fixed price after inspection – you know exactly what you are paying before we start.

What affects the price

  • Extent of the damage and how much of the roof is affected
  • Roofing material – availability of matching tiles and details
  • Need for a new underlay, roof boarding or insulation
  • Roof height, pitch and the need for scaffolding or a boom lift
  • Whether the repair is urgent and requires temporary sealing

Fixed price after inspection

Every project is different, which is why we always give a written fixed price after a free inspection – no hourly charging and no surprises.

Partial repairs are always priced individually after inspection. See the price guide for guide prices on complete roof work.

ROT deduction

The labour cost for roof renovation is normally eligible for the ROT deduction: a 30 % tax reduction on the labour (max. 50,000 kr per person per year). We deduct it directly on the invoice and handle the application.

Frequently asked questions

Questions about roof renovation

It depends entirely on the extent of the damage. Simple repairs often cost a few thousand kronor, while larger renovations with a new underlay cost more. We always give a fixed price after a free inspection, and the labour cost is normally eligible for the ROT deduction.
Yes. We prioritise urgent leaks and in most cases come out within 24–48 hours. First we seal temporarily to stop the moisture damage, then we fix the cause permanently. Call 031-96 88 88 for urgent matters.
If more than 40–50 % of the roof is damaged, if the underlay is rotten or if the roof is nearing the end of its service life, a roof replacement is usually more cost-effective than repeated repairs. If the damage is limited, a renovation is enough.
We go over the roof and check tiles, sheet metal and penetrations, and look at the underlay and loft floor from the inside. Moisture measurement and photos help us find the real cause – often it is some distance from the stain indoors.
In most cases yes. We match profile and colour to the existing material, and with older roofs we can often use reclaimed or similar tiles. If that is impossible, we recommend alternatives that still give a watertight and attractive result.
Yes, the labour cost for repair and maintenance of roofs is normally eligible for the ROT deduction and gives a 30 % tax reduction (max. 50,000 kr per person per year). We deduct it directly on the invoice.
For sudden damage, for example storm damage, your home insurance or property insurance may cover the cost. We document the damage with photos and can help you with supporting material for your insurance company.
