Facade renovation in Gothenburg

More than just painting – a renovation that solves the underlying problem

The facade is the shell of the house. It protects against rain, wind and frost – and when it starts to let moisture through, the insulation, studs and, in the worst case, the indoor environment are affected. Facade renovation is therefore about more than making the house look fresh: it is about making the facade weathertight again.

We start with a thorough inspection where we look for the cause of the damage – leaking joints and junctions, drainage faults, moisture migration or aged material. We then repair cracks and damage, replace damaged sections, prime and apply a surface finish with products that suit your particular facade type and the West Swedish climate.

You receive a written fixed price after the inspection, and the labour cost is normally eligible for the ROT deduction – we deduct it directly on the invoice.

When is it time?

Signs that the facade needs renovating

Facade damage often develops slowly but has serious consequences if left untreated. Contact us if you see any of the following:

  • Visible cracks in the render or along joints and junctions
  • Flaking, blistering or chalking paint – the surface finish has stopped protecting
  • Damp patches, mould or discolouration on the facade or on interior walls
  • Loose, frost-damaged or weathered render, or brick with broken joints
  • Rotten timber, soft trim or cladding that is coming away from the substrate
  • The facade is more than 10–15 years old and has never been renovated or repainted

If the facade is otherwise in good condition, facade painting or facade washing is often enough. We always give an honest assessment.

Why M2 Bygg Team

Facade renovation focused on a durable result

We find the cause

Moisture penetration and cracks always have a cause. We fix it – otherwise the damage returns within a few years.

The right method for every facade type

Render, timber, brick and boards require entirely different materials and techniques. We choose what suits your facade and its original construction.

Quality materials for the West Swedish climate

We use paint and render systems that withstand driving rain, frost and salty air – no shortcuts that cause problems after a couple of years.

Clear documentation

You receive before-and-after photos and a description of the work carried out – useful documentation for insurance and future sales.

Fixed price and ROT deduction

The price you get in the quote is the price you pay. We deduct the ROT deduction directly on the invoice and handle the application for you.

One point of contact all the way

From inspection to final inspection you have the same person to call – with quick answers and a clear schedule.

How it works

How a facade renovation works

  1. 1

    Free inspection

We go over the entire facade, document damage and look for the causes. Where necessary, we measure moisture.

  2. 2

    Fixed-price quote

Within 24 hours you receive a written quote with a clear description of the measures, materials and schedule.

  3. 3

    Preparation and washing

The facade is washed, loose render and flaking paint are removed and the substrate is prepared. Windows, ground and plants are protected.

  4. 4

    Repairs and restoration

Cracks are repaired, damaged render is replaced, rotten timber is renewed and joints are restored with materials that match the existing facade.

  5. 5

    Priming and surface treatment

The facade is primed and given a final finish with render, paint or another surface layer suited to the facade type and climate.

  6. 6

    Final inspection

We go through the result together, clean up and leave documentation and care advice.

Facade types

How we renovate different types of facade

Every facade material requires its own method. Here are the most common:

Rendered facade

Repair of cracks and loose render, a new layer of render if needed, priming and a final finish with facade paint or coloured render. It is important that moisture is allowed to dry out of the structure.

10–15 years

Timber facade (cladding)

Scraping, replacement of rotten timber, priming and painting with opaque paint or stain. Proper edge sealing is crucial for durability.

8–12 years

Brick facade

Repointing of broken and frost-damaged joints, replacement of damaged bricks and, if desired, cleaning or impregnation.

15–20 years

Board facade

Replacement of damaged boards, sealing of joints and junctions and painting with paint suited to the board material.

8–12 years

Price & ROT deduction

How much does facade renovation cost?

The cost of a facade renovation depends on the facade type, the size of the area and the extent of the damage. A complete facade renovation is priced after inspection, because the method and scope depend on the material, the damage and the condition of the substrate. That is why we always give a fixed price after the inspection, so that you know exactly what you are paying.

What affects the price

  • Facade type – render, timber, brick or boards
  • Facade area, height and the need for scaffolding or a boom lift
  • Extent of the damage: cracks, moisture damage and rotten material
  • Choice of surface treatment and number of coats
  • Details such as trim, window surrounds, balconies and corners

Frequently asked questions

Questions about facade renovation

A complete facade renovation and the repair of cracks in render are priced after inspection – the method and scope are adapted to the facade material, the damage and the condition of the substrate. You always receive a written fixed price after a free inspection.
All common types: render facades, timber facades, brick facades, board facades and sandwich panels. We choose the right method and materials for your specific facade.
Typical signs are visible cracks, flaking paint, damp patches or mould, loose render and a facade that is more than 10–15 years old. We always carry out a free inspection and give an honest assessment.
If the substrate is sound, facade painting may be enough. If there are cracks, moisture damage or rotten material, these must be dealt with first, otherwise the new paint will fail within a few years.
For an average-sized house, a complete renovation often takes 1–3 weeks depending on the condition of the facade, the weather and the choice of surface treatment. We provide a schedule in the quote.
Pure maintenance work and renovation using the same material and colour do not normally require a building permit. If you change the appearance, material or colour, a permit or notification may be required, particularly in areas with a detailed development plan or cultural-historic value. Check with the municipality – we will help you assess it.
Yes, the labour cost normally qualifies for the ROT deduction and gives a 30% tax reduction (max 50 000 kr per person per year). We deduct it directly on the invoice.
