Roof replacement in Gothenburg

A new roof that protects the house for decades

The roof is the most important protection for the house. In the Gothenburg region, with heavy rainfall, strong coastal winds and fluctuating temperatures, the roofing material wears especially hard – and a roof that has stopped working causes moisture damage in insulation, loft floors and walls long before the leak is visible indoors.

At M2 Bygg Team you get help throughout the process: we inspect the roof, help you choose materials, strip the old roof, build a new underlay and lay the new roofing – with sheet-metal details, roof drainage and penetrations such as the chimney, ventilation and roof windows. You have a single point of contact from quote to final inspection.

A roof replacement should not be a source of worry. That is why you receive a written fixed price before we start any work, and the labour cost is normally eligible for the ROT deduction – we deduct it directly on the invoice.

When is it time?

How to tell that the roof needs replacing

A roof often gives warning signs long before it starts to leak. If you recognise any of the following, an inspection is a good next step – it is free and carries no obligation.

  • Cracked, flaking or displaced roof tiles and visible damage to sheet-metal details
  • Damp patches, discolouration or a musty smell in the loft or in the ceiling of the top floor
  • Moss and algae that keep returning despite washing – the surface layer is often worn out
  • Concrete or clay-tile roofs that are 30–40 years old or more, or felt roofs older than 20 years
  • Underlay (felt or roof boarding) that is rotten, bubbling or has leaking joints
  • High costs for repeated repairs – sometimes a new roof is cheaper in the long run

If the damage is limited, roof renovation may be a cheaper alternative – we always tell you honestly which solution is right for your particular roof.

How it works

How a roof replacement works – step by step

  1. 1

    Free inspection

We look at the roof and loft, measure the areas and roof pitch, assess the substrate and penetrations and take photos. This normally takes 30–60 minutes.

  2. 2

    Fixed-price quote

Within 24 hours you receive a written quote with itemised materials, labour, ROT deduction and schedule – so you can easily compare.

  3. 3

    Planning and booking

We schedule the start, order materials, arrange scaffolding and a skip, and inform your neighbours and you about what happens when.

  4. 4

    Stripping and new underlay

The old roof is stripped and carted away. Where needed, roof boarding and battens are replaced, and a new underlay with correct ventilation is built up.

  5. 5

    Laying the new roof

The new roofing is laid, and sheet-metal details, roof drainage, snow guards and penetrations are installed and sealed according to the manufacturer's instructions.

  6. 6

    Final inspection and warranty

We go through the result together with you, clean up and leave documentation. You have a warranty on the work carried out according to the quote.

Roofing material

Roofing materials we work with

There is no best roof for every house. Here is how the most common roofing materials differ – we help you choose at the inspection.

Concrete tiles

The most common roof on Swedish houses: affordable, durable and easy to maintain. Available in many colours and profiles that resemble clay tile. The load-bearing structure must be able to carry the weight.

30–50 years · Affordable

Clay tile

The classic choice with a long service life and a timeless look. Natural colour fastness and very high durability – it is heavy, so the substructure needs to be designed for it.

50–100 years · Long service life

Sheet-metal roof (steel)

A light, strong roof that suits both modern and older houses. Fast installation, good snow shedding and many colours. Requires the right details to avoid condensation and noise.

40–60 years · Lightweight material

Sheet-metal roof (zinc/copper)

A premium material with a very long service life that ages beautifully. Often used on churches, older buildings and architect-designed houses.

60–80 years · Premium

Felt roof

Common on flat and low-pitch roofs, garages and outbuildings. Affordable and quick to lay, but requires regular checks of joints and edge details.

20–30 years · Flat roofs

Price & ROT deduction

How much does a roof replacement cost?

The price of a roof replacement depends mainly on the size and pitch of the roof and the material you choose. As a guide, a roof replacement costs 1,200–3,200 kr per m² of roof area, depending on material – zinc sheet is priced after inspection. Because every roof is unique, we always give a fixed price after inspection – never a guess.

What affects the price

  • Roof area, pitch and complexity (hipped roof, several roof planes, dormers)
  • Roofing material chosen – clay tile, concrete, sheet metal or felt
  • Number of penetrations: chimney, ventilation, roof windows and solar panels
  • Condition of the substrate and whether roof boarding, battens or insulation need attention
  • Access, need for scaffolding and the extent of sheet-metal details and roof drainage

Prices are indicative budget levels according to our price guide. Replacement of roof boarding, rot damage and other complementary work is priced after assessment. What is included is stated in the quote.

ROT deduction

The labour cost for a roof replacement is normally eligible for the ROT deduction: you receive a tax reduction of 30 % of the labour cost (max. 50,000 kr per person per year). We deduct it directly on the invoice and apply to the Swedish Tax Agency.

For an average-sized house, a roof replacement normally takes about one to two weeks, depending on weather, the complexity of the roof and the choice of materials. We provide a schedule in the quote and keep you updated as the work progresses.
If you replace it with the same type of roof, no building permit is normally needed. If you change the roof shape, material or colour, a permit or notification may be required, particularly in areas with a detailed development plan or for houses of cultural-historic value. Check with the municipality's building permit office – we will help you assess what applies.
It depends on the structure of the house, roof pitch, appearance and budget. Concrete tiles are the most common and most affordable, clay tile has the longest service life, sheet metal is light and quick to lay, and felt suits flat roofs. We go through the options at the inspection.
Yes, in almost all cases. We cover and seal the roof as we go so that the house is protected from the weather while the work is under way. There may be noise during the day, and we inform you in advance about what is happening.
If the damage is limited to individual tiles or a leak, a roof renovation is often enough. If more than 40–50 % of the roof is damaged, the underlay is rotten or the roof has reached the end of its service life, a roof replacement is usually best. We always give honest advice.
Yes, we give a warranty on the work carried out and the terms are set out in the quote. The material also carries the manufacturer's own warranty.
The labour cost is normally eligible for the ROT deduction and gives a 30 % tax reduction (max. 50,000 kr per person per year). We deduct it directly on the invoice and handle the application to the Swedish Tax Agency – you pay us only your share.
