Groundwork in Gothenburg

Groundwork that protects the house from below

The foundation and basement of a house are exposed to water from the ground, particularly in the Gothenburg region with its heavy rainfall and clay soils that retain moisture. Moisture damage in basements, musty smells and cracks in the foundation often have the same cause: water not being led away from the house as it should be.

We carry out the groundwork needed to solve it – drainage around the foundation, excavation, backfilling and ground levelling with the right fall. We also do preparatory groundwork ahead of paving, patios, driveways and extensions, and take care of removal of spoil.

You receive a written fixed price after the inspection. The labour cost is often eligible for the ROT deduction – we assess what applies for your particular project.

When is groundwork needed?

Signs that the ground around the house needs attention

Problems with ground and drainage are often noticed indoors first. Get in touch if you see any of the following:

  • Damp, musty smells or water leaks in the basement or crawl space
  • Puddles or standing water next to the house after rain or snowmelt
  • The ground slopes towards the house instead of away from it
  • Cracks in the foundation or plinth, often after settlement
  • The house drainage is more than 30–40 years old or has never been renovated
  • You are building an extension, laying a patio or driveway and need to prepare the ground

After the groundwork, the surface can be finished with paving, grass or planting.

Why M2 Bygg Team

Groundwork focused on a dry and stable house

Fixes the cause of the moisture

We look at the whole water path – roof, drainage, ground and sub-surface drainage – so that the solution really lasts.

The right materials and method

Drainage pipes, geotextile, free-draining backfill and insulation are chosen according to ground conditions and the foundation of the house.

Gentle machine handling

We use mini excavators where space is tight and protect the garden, driveway and adjoining areas as far as possible.

Removal and reinstatement

Surplus spoil is carted away, and the surface is reinstated or prepared for the next stage.

Fixed price and ROT deduction

You receive a written fixed price. The labour cost is often eligible for the ROT deduction and is deducted directly on the invoice.

Coordination with other work

We can coordinate the groundwork with facade renovation, paving and other projects – one schedule, one point of contact.

How it works

How groundwork works

  1. 1

    On-site inspection

We look at the ground slope, house, foundation and water flows, and go through your wishes and the causes of any moisture problems.

  2. 2

    Proposal and quote

Within 24 hours you receive a clear proposal for measures and a written quote with a fixed price.

  3. 3

    Checking of services

Before we dig, we check where electricity, water and sewer lines run so that nothing is damaged.

  4. 4

    Excavation

The ground is excavated to the right depth with a mini excavator or larger machine, and spoil is loaded and carted away.

  5. 5

    Drainage and backfilling

Drainage pipes, geotextile and free-draining material are laid in accordance with applicable guidance and the ground is backfilled with the right fall.

  6. 6

    Levelling and completion

The ground is levelled and compacted, the surface is reinstated or made ready for stone, grass or planting, and we clean up.

Price & ROT deduction

How much does groundwork cost?

Groundwork varies greatly between projects – a small excavation for a patio and a complete house drainage system are very different in scope. That is why groundwork is always priced individually after inspection. You receive a written fixed price that itemises labour, machine time, materials and removal.

What affects the price

  • Scope of the project: excavation depth, length and area
  • Ground conditions – soil type, groundwater and rock
  • Access for machinery and the need to remove spoil
  • Choice of materials for drainage and backfill
  • Presence of services, trees and other obstacles that require extra care

Fixed price after inspection

Every project is different, which is why we always give a written fixed price after a free inspection – no hourly charging and no surprises.

Groundwork is listed as “quote” in our price guide because every project is unique.

ROT deduction

The labour cost for groundwork connected to the home, for example drainage at the foundation wall, is often eligible for the ROT deduction (30 % tax reduction, max. 50,000 kr per person per year). We assess what applies for your project in the quote.

Frequently asked questions

Questions about groundwork

The price varies greatly depending on the scope of the project and ground conditions. We always give a written fixed price after a free inspection, with labour, machinery, materials and removal itemised.
Signs are damp or musty smells in the basement, damp patches on walls, standing water next to the house and house drainage that is more than 30–40 years old. An inspection gives the answer – we look at both the ground and the house.
Smaller excavations and levelling can be done in a few days. A complete house drainage system often takes one to two weeks, depending on the size of the house and ground conditions.
Groundwork involves disturbing the ground, but we protect the driveway and garden as far as possible, use mini excavators where space is tight and reinstate the surfaces afterwards.
Before we dig, we check where electricity, water, sewer and fibre cables run so that we avoid damage. We work carefully near services.
Work on the ground that belongs to the home, for example drainage at the foundation wall, is often eligible for the ROT deduction and gives a 30 % tax reduction (max. 50,000 kr per person per year). We assess what applies for your project.
